What We Check Before We Quote
The Rules
Most Bellevue fences measuring 8 feet or less do not require a building permit. Exceptions include fences within critical areas or their buffers and fences made from concrete block or similar materials.
Fence location still matters. Front-yard fences are generally limited to 4 feet 6 inches, and fences near driveways or intersections cannot block sightlines. On sloped ground, the fence must follow or step with the grade.
A deck generally requires permit review when its highest walking surface is more than 30 inches above the ground. Certain repairs to deck stairs, handrails and structural framing can also require permits. We check the property and proposed work before finalizing the scope.
The Property
Bellevue is hilly, heavily landscaped and wet for much of the year. Some properties also contain protected wetlands, streams, steep slopes or shoreline areas that affect where construction can take place.
We review the grade, drainage, retaining walls and mapped critical areas before recommending a design. It is easier to address those conditions on paper than halfway through construction.
The Access
Established landscaping is often worth working around rather than through. We look at side-yard width, gates, stairs, parking and the route materials will take into the yard.
If access requires hand-carrying cedar or protecting existing plants and hardscaping, that work is accounted for in the written estimate.
How We Build
Quality outdoor construction is not only about how the finished project looks. Material selection, joinery, drainage, hardware, and below-grade conditions all influence how it performs over time.
Cedar Milled by Us
We source Western red cedar logs locally and mill each board ourselves. This gives us direct control over dimensions, quality, and finish while allowing us to produce material outside standard lumberyard specifications.
Designed for the PNW
Our post-on-pipe system anchors galvanized steel pipe below grade and positions the cedar post above the soil. Reducing contact with soil and standing moisture helps protect the base of the post, one of the most common failure points in a wood fence.
Professionally Managed
