What We Check Before We Quote
Built for Kirkland Properties
Kirkland properties range from compact in-city lots to wooded yards with slopes, wetlands and limited access. We review the site before preparing the estimate so the design accounts for what is already there.
Permits and Placement
Fences measuring 6 feet or less generally do not require a building permit. Zoning rules still apply, and projects within wetlands, steep slopes, shorelines or other critical areas can require additional review.
Decks more than 30 inches above grade generally require a permit. Lower decks may be exempt when they are not built over a basement or story, but setbacks, lot coverage and site conditions still apply.
We check the property and project scope before construction and include required permit work in the estimate.
Slopes and Wet Ground
The grade affects fence layout, gate clearance, deck supports and stairs. Drainage determines where water moves after the project is complete.
We look at both during the site visit. Posts, footings and transitions are planned for the property instead of worked out after installation begins.
Trees and Access
Kirkland regulates the removal of established trees, including many trees measuring 6 inches in diameter or larger. We plan around existing trees whenever practical and identify when removal or additional review may be required.
We also check driveways, stairs, side-yard width and the route materials will take into the yard. If materials must be carried in by hand or moved around finished landscaping, that labor is included in the written estimate.
How We Build
Quality outdoor construction is not only about how the finished project looks. Material selection, joinery, drainage, hardware, and below-grade conditions all influence how it performs over time.
Cedar Milled by Us
We source Western red cedar logs locally and mill each board ourselves. This gives us direct control over dimensions, quality, and finish while allowing us to produce material outside standard lumberyard specifications.
Designed for the PNW
Our post-on-pipe system anchors galvanized steel pipe below grade and positions the cedar post above the soil. Reducing contact with soil and standing moisture helps protect the base of the post, one of the most common failure points in a wood fence.
Professionally Managed
